Congratulations! You are ready to begin building on your new site! Are you sure, however, that your site meets all your requirements? There are many things that you will want to keep in mind before you even begin the building process. Here are a few items that may change your mind about your building site:
- Setbacks and easements
- Topography
- Views
- Sun’s Exposure
- Location of trees
- Distances for running utilities
Prior to construction, you will want to roughly stake out your new building. The staking out of the building can help you decide if any changes need to be made to take advantage of spectacular views or keep the distance for running utility lines at a minimum. This can also help you decide which trees need to be removed, so that you do not spend time or money removing trees that you don’t have to or finding out that you need another tree removed once you have sent the tree removal people to their next job.
Any clearing or excavating that needs to be completed at your job site can cause a large pile of debris to pile up. This debris will need to be removed or dealt with sooner than later. Having everything hauled away can cost a lot of money, but it is usually the best option. Your other options are to either burn the trees and other vegetation, bury those items, and use the dirt from the excavation to fill in areas to make the entire site level. Planning ahead on these issues can save you a lot of money in the long term.
As we mentioned above, hauling things in and out can be expensive, and this is why it is important to get a rough grade on the property before the construction of the building begins. This will allow you to work with what you have available, including the dirt that is left over from the excavation process.
Erosion happens everywhere, but you will want to make sure that your property does not have too many issues that will cause erosion there or on neighboring properties. You can try to prevent erosion from occurring from the very beginning of the project. Simply changing the location of the building a little bit or removing certain trees can prevent the water and dirt from running across the rest of the property causing erosion.
These are only a few of the requirements that many people like yourself have when they are looking at building sites. You may have a few more properties to consider; one of those may work within your guidelines, so that your property and your new building are as amazing as you wanted them to be.
